Property Search Filters
Definition
Property Search Filters are interactive criteria that users can apply to narrow down home listings during their search. Common filters include price, number of bedrooms, square footage, location, features and listing type.
Key Takeaways
- Helps buyers find homes that match their needs
- Improves site usability and engagement
- Increases the chance of lead conversion
Why It Matters
The more relevant and customizable your search experience, the more likely buyers are to stay on your site and engage. Filters turn a general search into a personalized one, reducing friction.
Real World Example
A user visits a Sierra-powered site and uses filters to view homes in their preferred school district with a pool and under $700,000. They save the search and receive future alerts.
How Sierra Interactive Helps
Sierra’s search tools include customizable filters, map search and IntelliSearch — a smart search tool that learns from user behavior and prioritizes relevant listings.
Frequently Asked Questions
Can I choose which filters appear on my site?
Yes, Sierra allows you to customize your search filters based on what your MLS provides. You can show or hide filters based on your audience’s preferences.
What’s the difference between basic and advanced filters?
Basic filters include price, beds and baths. Advanced filters may include school zones, lot size, HOA fees or property features like garages or pools. Sierra supports both.
How do filters impact the user experience?
Filters reduce friction. They help users find what they want faster and keep them engaged longer, which increases the likelihood they’ll convert into leads.
Does filtering affect search engine rankings?
When filters are applied via clean, crawlable URLs (as Sierra does), they can help generate indexable, long-tail content that boosts SEO for niche searches.
Can I promote specific filtered searches in ads or emails?
Yes, you can create filtered search URLs and use them in paid ads, e-alerts or email campaigns. This allows you to target specific buyer profiles with curated inventory.
