How A Boutique Vancouver Island Brokerage Is Turning Human-Led Content Into an AI Search Advantage

Chris Fenton and Loyal Homes AI Search Case Study

With Sierra Interactive as its SEO foundation, Loyal Homes generates approximately 1,000 leads per month and is now seeing dozens of higher-intent opportunities from AI search.

Success Spotlight

  • Business Model: Loyal Homes, a boutique real estate brokerage operating on a team model
  • Market: Started hyperlocal on Vancouver Island, BC, later expanded to a province-wide content strategy
  • Lead Volume: ~1,000 leads per month across online (SEO + PPC) and repeat/referral business
  • Lead Management: Internal Sales Agents (ISAs) plus the agent team
  • Sierra Strategy: Increasing lead flow originating from AI platforms and LLM-driven search

Chris Fenton got into real estate at 21 years old and quickly recognized something many agents around him had not: search engine optimization was not simply another marketing tactic. It could become the foundation of the business.

That early investment in organic visibility has grown into Loyal Homes, a boutique real estate brokerage on Vancouver Island with a digital presence spanning communities across British Columbia.

Today, Loyal Homes generates approximately 1,000 leads per month across organic search, AI search and pay-per-click advertising. Online lead generation accounts for roughly half of the brokerage’s business, complementing a steady stream of repeat clients.

With Sierra Interactive providing the SEO-ready website foundation, Loyal Homes has grown beyond the limits of its original market, experienced a significant increase in website traffic and adapted its content strategy for the changing world of AI search.

Results at a Glance

  • Approximately 1,000 online leads generated per month
  • Roughly half of the brokerage’s business driven by online lead generation
  • A significant increase in website traffic after moving to Sierra Interactive
  • Organic traffic recovered to nearly its previous level within approximately six months
  • Dozens of AI-referred leads arriving each month
  • Digital reach expanded from one local market to communities across British Columbia

From a Single Community to a Province-Wide Content Engine

Loyal Homes did not begin with plans to build a province-wide real estate website. Fenton’s early SEO strategy focused on the small Vancouver Island community his team served.

As that strategy began generating results, the team encountered a natural growth ceiling. The local population could only support so much expansion, even with a strong share of the available search traffic.

Loyal Homes saw an opportunity to take what was working locally and apply it across British Columbia.

Around five years ago, the company launched LoyalHomes.ca and began building content for communities throughout the province. Before generative AI became widely available, Loyal Homes hired a dedicated project manager and worked with six to 12 freelance writers at a time.

The goal was not simply to rank for more keywords. The team used long-tail SEO to answer the specific questions buyers and sellers were asking about individual markets, communities and properties.

That people-first philosophy remains the foundation of the brokerage’s content strategy today, even as the tools behind it have changed dramatically.

“If you focus on what the user actually needs, you can’t really go wrong,” Fenton said. “That strategy of actually being helpful to the end user, the human being, would result in success. And it seems to be holding over into AI.”

Why Loyal Homes Chose Sierra Interactive

Before moving to Sierra Interactive, Loyal Homes had used Real Estate Webmasters and later Real Geeks. Fenton ultimately chose Sierra for its SEO-ready real estate website structure and the flexibility it offered his team.

The impact was significant.

“We’re pretty happy we did,” Fenton said. “Huge increase in traffic when we did.”

Sierra gave Loyal Homes a technical foundation that could support its growing library of community content, IDX property searches and real estate listing pages. The team uses Sierra’s SEO capabilities to customize metadata, IDX pages and listing content rather than relying solely on standard property-search templates.

That flexibility has allowed Loyal Homes to continue refining its website as search behavior has evolved. What began as an advantage in traditional Google search now helps the brokerage create content that is easier for AI platforms to find, understand and surface when consumers ask real estate questions.

Loyal Homes still uses a legacy backend system that predates its relationship with Sierra. Migrating a database of approximately 55,000 leads would be a substantial project, but Fenton said the team regularly discusses making the transition and described Sierra’s CRM as “amazing.”

A Hybrid Model Built to Convert Online Leads

Loyal Homes routes its online opportunities through a combination of inside sales agents and the brokerage’s real estate agents.

The company employs two ISAs, but it also trains agents to perform many of the same prospecting, qualification and follow-up activities. This hybrid structure gives the brokerage dedicated conversion support without separating agents from the relationship-building skills required to turn online inquiries into clients.

Most of the company’s SEO-generated leads initially enter the database as buyers. However, the team recognizes that buyers often have homes to sell, creating opportunities to build relationships on both sides of the transaction.

Online lead generation now contributes approximately half of Loyal Homes’ business. The other half comes from repeat clients and traditional relationship-based opportunities.

Bringing AI Into the Workflow Without Losing the Human Touch

Loyal Homes uses AI extensively to make content production more efficient, but Fenton has been deliberate about keeping people involved at every stage where expertise and judgment matter most.

The workflow starts with manual keyword research. The team determines what topics to cover based on its knowledge of the market, consumer intent and the questions buyers and sellers are actually asking.

From there, Loyal Homes uses Claude to interview one of the brokerage’s internal experts. Depending on the topic, the AI asks approximately 12 to 14 questions designed to draw out firsthand knowledge and local insight.

Those answers feed into a separate workflow that produces the first draft. AI may complete approximately 80% of the initial work, but the content is not published as-is.

A human editor substantially revises the draft, adds internal links and completes the final structure before the article goes live.

“We don’t want to put out content based on what it knows about everything in the world,” Fenton explained. “We want to have unique content.”

The process allows Loyal Homes to use AI for speed and scale while keeping expertise, quality control and editorial judgment in human hands. The result is content grounded in the brokerage’s actual experience rather than information an AI tool could generate for any real estate company.

Recovering Organic Traffic by Becoming More Useful

Loyal Homes’ content strategy was tested when a major AI-related search update caused its traffic to fall sharply.

At the time, the brokerage was working with an outside SEO company in the United States. Rather than continuing with the same approach or chasing a temporary fix, the team paused and reconsidered how it should create content in a rapidly changing search environment.

Loyal Homes brought more of the process in-house and made targeted changes to the way its content was structured. Articles began including clearer recaps near the beginning and more FAQ sections that directly answered related consumer questions.

The team also continued prioritizing original insights from its own experts.

Within approximately six months, Loyal Homes’ organic traffic had recovered to nearly its previous level.

The rebound validated the company’s long-term philosophy. As search algorithms and AI platforms change, useful content built around genuine expertise remains a durable way to earn visibility.

A New Lead Channel Is Already Paying Off

Loyal Homes is now seeing direct business opportunities arrive through large language models and AI-powered search experiences.

Although the brokerage is not yet formally tracking AI-referred leads as a separate channel, Fenton estimates that the company receives dozens of them each month. Its inside sales team sees these inquiries regularly, sometimes daily.

More importantly, the team has noticed that AI-referred prospects tend to be higher quality and further down the sales funnel than traditional organic website registrations.

A typical organic visitor may submit their information because registration is required to access certain property-search features. Someone coming from an AI platform has often asked a more specific question, researched a particular need and encountered Loyal Homes as a recommended resource.

By the time that person reaches out, they may already see Loyal Homes as a company worth speaking with.

“We’re finding that they’re some of the highest-quality leads,” Fenton said. “They seem more eager to talk than just a regular organic signup with a forced registration.”

For Loyal Homes, AI search is not replacing organic search. It is creating an additional path for high-intent consumers to discover the brokerage through the same helpful, expert-driven content built for Google.

Building a Scalable System Without a Massive Team

Fenton believes Sierra can be a game changer for newer agents and growing teams because it gives them a way to connect with consumers earlier in the decision-making process.

Having previously owned a national real estate franchise, he understands how difficult it can be for new agents to determine who they will work with and how they will consistently meet prospective clients.

An SEO-focused Sierra website creates a way to reach those consumers upstream by answering their questions before they have selected an agent. AI-assisted content workflows make it possible to execute that strategy without a massive writing department.

Drip campaigns, response plans and automations can then keep those prospects engaged over time.

“You don’t need a huge team to create a Sierra site that’s going to generate lots of business for you,” Fenton said. “And you don’t need a huge team to create drips and response campaigns and automations that are going to keep people engaged with you. It’s all doable.”

His advice is straightforward: learn the tools, build the workflows and get to work.

The Competitive Advantage of Caring More

After hiring numerous SEO companies over the years, Fenton has learned that outside specialists can provide valuable support. However, he also believes a business cannot fully outsource the care and knowledge that make its content distinctive.

Loyal Homes continues to bring in experts when needed, but the company remains closely involved in its keyword research, expert interviews, editing and content strategy.

“Nobody cares about our business as much as we do,” Fenton said. “No one cares about our customers as much as we do.”

That added care may result in only a slightly better article or a more helpful answer, but those incremental improvements compound across an entire website.

“And that little bit of a better job relates to more leads and more money,” he added.

Building an Organic Advantage That Compounds

Loyal Homes’ growth did not require an enormous internal marketing department. It required a long-term commitment to organic visibility, a disciplined content process and a real estate platform capable of supporting both.

With Sierra Interactive providing the technical foundation, Loyal Homes has grown from a single-community lead engine into a province-wide content operation. Its website now supports a broader online strategy generating approximately 1,000 leads per month across organic search, AI search and paid advertising.

When organic traffic declined, the brokerage adapted and recovered within approximately six months. As consumers began turning to AI for real estate information, the same expert-driven content started producing dozens of higher-intent AI referrals each month.

The way consumers discover real estate information is changing. The value of genuinely useful, locally relevant content is not.

Build a real estate website designed to win in Google today and strengthen your visibility in AI search tomorrow.
