IDX, MLS -- What's It All About? IDX stands for Internet Data Exchange. It's another way of saying "Broker Reciprocity Over the Internet." In 2002, the National Association of Realtors mandated that every board of realty make all MLS listing data available to its participating members over the Internet. In effect, this gave individual agents and brokers the ability to display all area listings on their own websites.
Why do I need searchable MLS listings on my website? The main advantage of IDX is that it gives you the opportunity to keep site visitors from leaving your site to go to other sites in order to see all of the properties available in your area. More and more of the home search process is taking place online. If your site doesn't offer visitors the tools they need to find the listings information they want, they'll go to a site that does.
What makes your MLS Search Tools better? In addition to equipping your website with the most up-to-date listings information available, our tools make your site "sticky" -- meaning that they keep your visitors coming back. Tools like Saved Searches, Saved Listings and Automatic Email Notifications give your visitors a virtual homepage on your site. What's more, from printable brochures to email alerts, each time a customer receives info from your site, it's fully branded with your logo, your copy, and your contact info -- customized just how you want it.
My broker's website already offers MLS Search Tools -- do I still need them ? Yes. If you send your prospects to your office website, you take yourself out of the loop. Assuming the prospect remembers to ask for you specfically -- which they often don't -- any leads they generate could get stalled before they reach you. By having your own website and your own search tools, you ensure your clients and prospects always know how to find you.
Can I get your MLS Search Tools if I don't have a website? No. You need a website in order to have a place for the tools to go. However, if you don't yet have a website, we've got a number of affordable options to help you get started quickly and easily. See our page on
